St John’s Village is a Home Owners Association development comprising both full title and sectional title properties.
The Home Owners Association (HOA), a non-profit organisation, is responsible for enforcing the rules and regulations of the entire Estate as well as for maintaining common areas such as roads, verges and common property that includes the estate gardens, swimming pool and residents’ clubhouse.
Each sectional title development within the Estate falls under the HOA and, in addition, has its own Body Corporate responsible for the upkeep and maintenance of the common property, including the exterior of the homes within its specific development.
The Arboretum, Vineyards, Meadows, Wetlands and Dam homes are full title, or freehold, properties where the owners have full ownership rights of their building and the land it is built on.
The Orchards, Meadow Ridge, Dairy Mews and Jersey Cottages are sectional title developments within the Estate. Here owners individually have registered title to their “sections” which consist of the interior of their buildings, including the windows, doors, ceiling and floor, have the exclusive use of their registered garden area, and all share the common areas within their specific sectional title development.
The Directors of the HOA have appointed managing agents, Cenprop (Pty) Limited, to assist with administrative duties such as invoicing and receiving the payments, but Cenprop (Pty) Limited are not responsible in any way for managing the scheme.
Every registered owner of a property on the Estate, whether freehold or sectional title, is automatically a member of the HOA and contributes to the maintenance of the Estate’s roads, verges, security, estate gardens, and amenities by way of a levy.
Freehold homeowners receive one levy statement each month from the managing agents.
Sectional title owners receive two levy statements each month; an HOA levy for the upkeep of the Estate's roads, verges and common properties, and a Body Corporate levy for the maintenance of the common areas within the sectional title scheme.
Municipal rates, electricity and water consumption are not included in the levy. These charges are for the owner's account.

• R 88.00 – Capital expenditure levy for the 2024/2025 financial year
• R 40,00 – Estimated Community Schemes Ombud Services levy
Sectional Title owners' HOA levy
Units measuring less than 100sqm – R1 444.50 per month, made up as follows:
• R384.50 – Home Owners Association levy towards the upkeep of the estate’s roads, verges and common property;
• R900.00 – Security Levy
• R 72,00 - Clubhouse Levy
• R 88,00 – Capital expenditure levy for the 2024/2025 financial year
• Plus the Community Schemes Ombud Services levy where applicable
Units measuring 100sqm to 150sqm – R1 696.00 per month, made up as follows:
• R636,00 – Home Owners Association levy towards the upkeep of the estate’s roads, verges and common property;
• R900.00 – Security Levy
• R 72,00 - Clubhouse Levy
• R 88,00 – Capital expenditure levy for the 2024/2025 financial year
• Plus the Community Schemes Ombud Services levy where applicable
Units measuring more than 150sqm – R1 960.00 per month, made up as follows:
• R900.00 – Home Owners Association levy towards the upkeep of the estate’s roads, verges and common property;
• R900.00 – Security Levy
• R 72,00 - Clubhouse Levy
• R 88,00 – Capital expenditure levy for the 2024/2025 financial year
• Plus the Community Schemes Ombud Services levy where applicable

The Orchards – R 8.50 per square metre
Jersey Cottages – R13.20 per square metre
